Check-in and Check-out Procedures

• Check-in is after 4pm and check-out is by 10am.
• Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) before entry information can be sent.

Property Access

• The homeowner uses two exterior security cameras to monitor their home: one is beside the gutter on the driveway side of the home facing the driveway, and the other is on the back porch overlooking the driveway and back yard.
• Level-two electric vehicle charger is available for guest use.

Policies and Rules

• Must be at least 25 years old to reserve. The person making the reservation must be the one signing the agreement and must be staying at the property during the reserved dates.
• No smoking inside the home. No trace of smoking is to be left outside the home.
• Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
• No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise at a reasonable level.
• 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
• This home allows up to 2 mature, well-trained dogs with an additional pet rent of $25 per pet per night plus tax. Pets other than dogs are not permitted.

Fees and Payments

• Firewood may be purchased at the time of booking or with a week's notice. You receive two wrapped, kiln-dried bundles and a fire starter for $25 plus tax per night.
• This home allows up to 2 mature, well-trained dogs with an additional pet rent of $25 per pet per night plus tax.
• Bookings canceled 60+ days before arrival will receive a refund of the deposit. Bookings canceled between 31-59 days before arrival will receive a refund of half of the deposit. Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.

Utilities and Amenities Access

• This house does not have air conditioning.
• Towels and linens are provided.
• The kitchen is stocked with utensils and basic cooking supplies. There is a starter set of paper products: a roll of toilet paper per bath, several garbage bags, dishwashing liquid, a few dishwasher detergent tablets, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and makeup remover cloths. These supplies are intended for the first one or two nights only. Hair dryers are not provided.

Safety and Emergency Information

• The home has a smoke alarm and carbon monoxide detector.

Parking

• Free parking is available on the property.

Occupancy

• Maximum occupancy is 8 guests. There are 4 bedrooms and 3 bathrooms, with the following bed configuration: 2 king beds, 1 queen bed, and 4 single beds (total of 7 beds).

• D-Coy's Nest is across the street from Scroll Rock, a 1 bedroom cabin on Pigeon Roost Creek, if additional private accommodations are needed for your group.
